Resolved Question: Open Invatation to go fishing this fall or spring?
Any one wanting to go to one of the Top Small Mouth producing lakes in the country …Minimum keeper length is 21″.
Let me know, and the trip will be on me.
Using my boat (’04 Triton 19X w/200 Optimax) staying at my 34ac farm. I live about 45 mins. from Dale Hallow Lake in Tennessee & Kentucky, which holds the current record for SM bass. I am also not far from Lake Cumberland, Barren River, Green River, Nolin River lakes in Ky. Also about 2 hrs from the big twins ( Kentucky Lake and Barkley Lake ) where Land Between the Lakes National Recreation Area.
This is no JOKE, just wanting to give some a wider fishing experance . All you will have to supply is transportation to my place in Ky.

Injun sure I can take an old guy fishing and as long as you are not wheel chair bound can manage that as well….Hell I am old and have a real back back. As far as the hunting goes, can not hunt anymore due to having to wear bifocals, can’t aim now…and am on the verge of having to have trifocals. Email me and when the the water temp starts to fall or gets in the right range for fall top waters.
I am about 1.5 – 2 hrs south of Louisville, Ky.

I am making this offer because I have a wonderful life and know there are others who have not been as fortunate.

Resolved Question: What do you think of Kentucky?
If you live, have lived, or visited there, list the pros and cons.

Overall, I don’t like it very well–and I’m a native.

Pros: Ale-8-1 (a special gingerale,) beautiful rolling horse country, Mammoth Cave, Kentucky River palisades, Cumberland Falls, Land Between the Lakes, Harrodsburg/Mercer Co. (an exceptional community, and the only place in Kentucky I’d voluntarily live.)

Cons: Lexington has the worst traffic for a city it’s size, political leaders have a very strong good ol boy network, the job market is lackluster, and the people are frankly cold, impolite, and unwelcoming. (Also, the best women I’ve dated are from out of KY, honestly.)
Oh, one more con: KY is being infiltrated fast by even more yankees from north of the Ohio River.
Elle: no offense, but I especially despise Louisville. I love many cities I’ve been to, but not the ville.

A Structured Foreclosure Process

In a state with a judiciary legal system, the beginning of foreclosure is marked with the filing of the case, while in a non-judiciary legal system, the beginning of foreclosure is marked with the filing of the Notice of Default and/or the Notice of Trustee Sales. Both of these stages, to the foreclosure process, is known as the time of pre-foreclosure -when you can make the most cash from the transaction or case.

Order a Trustee Sale Guarantee, otherwise known as the TSG -this is just another name for a Trustee Report.

Several notices are sent out, one to each individual with beneficial interests or rights to the real property being foreclosed.-This includes everyone with a lien on the property, for instance anyone with a second mortgage, and yes, this includes the IRS.

Substitution of trustee: In a non-judicial state, there is always a Substitution of Trustee. This stems from the three tiered approach, which consists of:

Trustor, borrower of the money, Trustee, a beneficiary, Trustee, the one entrusted to handle the case or oversee the process

You may see a Substitution of Trustee posted at the County Recorder’s Office. This trustee only handles foreclosures and will follow the process to the end.

The Posting of Legal Notices -As required by law, as the affair concerns land and property, it should be made public through a legal notice. This notice contains only the information valid for public consumption; in other words, nothing that might be detrimental to the case or the parties involved. The notice appears on newspapers, publications, even special county-owned legal publications, and on the site of the property itself.

Maintain continual contact: Continual contact is maintained with the title company to make sure no other liens are attached to the property. One thing that can stop the whole process is bankruptcy. Bankruptcy is a federal filing lawsuit that supersedes state statute.

The Credit Bid -The credit bid is the set price when auctioning off the property. This is usually prepared by the mortgagee, or the beneficiary.

In most states, the credit bid will include the principle balance plus all of the arrearages, including: Bank interest, Penalties, Legal fees

The bank interest, All penalties, And all legal fees. Included in this list are second mortgages, and even homeowner fees, if any. The lawyer prepares the credit bid -in a judicial legal system. In a non-judicial system however, the task is reserved for the Trustee.

Payment-includes reinstating the loan, a task reserved for the owner. Suspension or cancellation of the sale -This can be done at any time by the mortgagee or beneficiary, provided prior arrangements have been made with the owner.

The Notice of Trustee Sale. This contains the time and place of the auction. This should also contain the proper legal descriptions of the property -which can be obtained at the County Tax Assessor’s Office. Take care to be sure that the description matches the actual address; it should be up-to-date, as addresses change overtime.

Due-on-Sale Clause: A Due on Sale clause in a mortgage is a demand that the borrower pay off the loan in full, if the house is ever sold or transferred. The lender cannot prevent the sale, but can demand the payment in full of the loan balance, which often has the same practical effect.

Should there be no due on sale clause, the loan is usually assumable even without the consent of the lender -as older VA and FHA loans are. This will have a considerable effect on the sale of the foreclosed property, an effect that will be beneficial to you. The bank will, in all likelihood, be unaware of the transfer, if you get the deed during the pre-foreclosure stage of the process -provided all payments are being met. If you acquire the property and immediately sell it, or even later, the requirements for paying off the loan can easily be fulfilled then.

Maintain Accurate Records While Renting

As a landlord of one of the rental homes in Utah, be sure to know how to keep good written records. They need to be accurate and well organized to make sure you have all the correct information on your rental home and on tenants for your documents.

Sometimes tenants change their minds when they legally aren’t allowed to. Keep all record on hard copy and filed away in a safe place for safekeeping.
