There are a few differences when in selling a river condo and selling a riverfront home. Resolved Question: should i put off the wedding date?
i have been with this great man for two years now and we are planing to get married in aug. this year . he works hard and i stay at home taking care of the house and the kids . let me explain this part . i have an 27 year old handicap daughter and an 3 year old i adopted . he is planing to give her his name when we get married ,so i know he loves them . then we have his kid living with us who is 18 , he run all hours of the night , sleeps until noon wont go look for a job not in school , eats everything up in the house when everyone is in bed ( eat 30.00 dollars of meat up by himself in one night) then told his dad he didn’t eat it all . but no one else had any. he is to mow the lawn and help clean around the house, take trash out and help cook two nights out of the week . he don’t do anything until friday because he knows that is the day his dad gets paid and his dad will give him $20.00 for helping out . now this is where its making me rethink . we have two other kids one 19 and the other 21 , 19 year old is his . when he came to live with us he was to do all this stuff too to pay his way to live with us and get a job and g.e.d , he didn’t like the rules so he moved in with his gf. still not working and no g.e.d , my 21 year old moved in with us and the rules was no eating, drinking and smoking in your room no one is to stay the night and you are to get an job , clean around the house and help cook meals , to pay your way around here . she didn’t like it so she moved out with the man she is having a baby by .yes she did grad. and she has an job.this 18 year old can do and say anything he wants and his dad lets him get away with it . two weeks ago i put my foot down , because he wanted his mom to come over and cut his hair in my house , i said no i will not have her up in my house and she can take you else where to cut your hair ( i don’t let my x’s in my house why should he ) long store big fight , i won. i have been working on this house for two days now cleaning ,cooking,laundry and picking up after everyone before we leave for the weekend plus i did extra baking to take to the lake. the garbage was falling out of the can and both of them walked right by it , didn’t even bother them self to take it out .( but he did take is boys plate out for him). i did it , then i told my man this was not right the 18 year old was out running until 2 am sleeps all day and cant bring himself to take trash out. he said i’m sorry i should of took it out i seen it i said no , you worked all day your son should of took it out , well we got in to a big fight over it . then his son came down stars , dad asked why he did take the trash out , he said because i’m sick ( so is everyone else ) and i didn’t come down here to get yelled at.that was the end of that no more was said to him. this boy is allowed to take food to his room , his allowed to drink and smoke in his room and we have asked him to leave the landing windows lock so my 3 year old don’t out of them ( 2 stories high) still leaves them open, and he is allowed to run in and out all hours of the night and have people night . i am getting so mad everything has changed sense he came to live with us . i don’t know if i can take this much longer , but i love his dad with all my heart and want to be with him , i just can’t handle an 18 year old running our life. sorry being so long but do i give up my happiness for this 18yr old HELP IS NEEDED . PLS

All the negotiations are done and you have finally have secured a buyer for your home. The only obstacle remaining is the appraisal. Don’t worry, you have already won half the battle.

Sales Contract

As an appraiser begins the process of determining the homes appraised value, the purchase agreement (also known as the sales contract) is used to establish the home’s worth. A home’s worth is established when someone (a buyer) agrees to pay you (the seller) a set dollar amount to purchase your home.

Market Value

The county courthouse keeps a record of all real estate transactions within their county. The appraiser uses this information to locate comparable properties. Comparable properties are similar is both size, style, construction type have sold within the 6 months, and is located within 15 miles of the home that is being appraised. If available, an appraiser will prefer to use comparables that have closed within the last month and are located 0-3 miles of the home being appraised.

Appraisers will also look at the features of the house when determining value. Things like square footage, condition, age of the house, lot size, and craftsmanship all go into determining what makes a good comparables. Generally, an appraiser will use 3 comparable properties to help determine the appraised value.

In Closing

As you prepare for the day the home is being appraised, there are a few tips you can use to help the appraiser out. Make sure the home is clean and clutter free, cut the grass, trim the trees and shrubbery, and have a copy of the sales contract readily available. Be prepared to discuss any repairs and renovations with the appraiser.
